Prices recover from lows seen earlier in year but still off peak levels

The latest home sales reported to the Land Registry in the SW18 area show that prices have recovered from the lows seen during the spring but remain well off peak levels.

With 120 properties sold, the average price achieved since the end of May is £531,699. This is above the levels seen in previous months when the average dipped below half a million but not yet back to the levels seen in the summer of last year.

The July data from Land Registry's flagship House Price Index shows an annual price decrease of 2.1 per cent which takes the average property value in England and Wales to £163,049. By contrast, London prices over the same period rose by 1.3% to £346,416 .

The most up-to-date figures available show that during May 2011, the number of completed house sales in England and Wales decreased by 10 per cent to 46,870 from 52,170 in May 2010. The number of properties sold in England and Wales for over £1 million decreased by 44 per cent between May 2010 and May 2011, from 464 to 262..

The latest reported sales are given in the table below.

The numbers below are subject to revision as is it usual that some properties are added late to the Land Registry's database.
