Wandsworth Property Sales - April 2011
Prices continue to drift off during the month
The latest home sales reported to the Land Registry in the SW18 area show that prices have continued to drift off since the beginning of the year.
94 properties were reported as sold during April at an average of £523,460. During February average prices reached over £600,000 close to record levels seen in the Summer of last year.
Seven properties sold for over £1 million including one in Lyford Road which went for £2.7 million.
The April data from Land Registry's flagship House Price Index shows an annual price decrease of 1.3 per cent which takes the average property value in England and Wales to £163,083. The monthly change from March to April is an increase of 0.8 per cent. The region with the highest annual price change was London with an increase of 5 per cent. London also experienced the greatest monthly rise with a movement of 3 per cent.
The most up-to-date figures available show that during February 2011, the number of completed house sales in England and Wales decreased by 10 per cent to 38,336 from 42,515 in February 2010. The number of properties sold in England and Wales for over £1 million increased by 14 per cent between February 2010 and February 2011, from 399 to 454.
