Wandsworth Property Sales - August 2013
Buying interest at top end sees average price level rise to all-time high
August saw the record ever month price average for the SW18 post code area.
According to the Land Registry there were 129 transaction during the month at an average price of £686,921.
The rise was driven by a high proportion of top end properties selling during the month including 20 reaching a price of over £1,000,000. The most expensive of these was on Nicosia Road costing its new owners £2,715,000.
In addition there was no major sales push for any lower priced apartment development during the month with the main project seeing buyers this month being the more expensive one on Eastfields Avenue which included some homes in the seven figure bracket.
The August data from Land Registry's House Price Index shows an annual price increase of 7.1% in London to £389,066. Nationally there was a 1.3% increase which takes the average property value in England and Wales to £164,654. Repossession volumes decreased by 21 per cent in June 2013 to 1,131 compared with 1,423 in June 2012.
The most up-to-date figures available show that during June 2013, the number of completed house sales in England and Wales increased by 1.0% to 60,168 compared with 59,854 in June 2012. The number of properties sold in England and Wales for over £1 million in June 2013 increased by 16% to 788 from 679 in June 2012.
