Wandsworth Property Sales - December 2013
Turnover boosted by buying of flats in Witham House
December saw a high number of property transactions in the SW18 post code area with sales of new build apartments accounting for much of the activity.
During the month there were 180 properties reported as sold to the Land Registry at an average price of £597,374. Over 30 of the homes sold were flats in the Witham House development on Enterprise Way. The prices were generally under the £600,000 mark which had previously been the average for the area.
There were 16 homes sold for over £1,000,000, the most expensive of which was a flat in Chapelier House, Eastfields Avenue which cost its new owners £1,925,000.
During the fourth quarter of 2013 , the average sale price in the SW18 post code area was £623,612 which is down marginally on the previous three months when the level reached an all-time high. Compared with the same period last year prices have risen by 14.1% and are now up by 56.1% over five years and have doubled over the last decade.
The December data from Land Registry's House Price Index shows that London remains the best performing property market in England and Wales. The average price of a home in the capital rose by 11.2% over the year to £403,972.
For the country as a whole prices rose by 4.4% which takes the average property value in England and Wales to £167,353. Repossession volumes decreased by 28 per cent in July 2013 to 1,187 compared with 1,645 in July 2012.
The most up-to-date figures available show that during October 2013 the number of completed house sales in England & Wales increased by 21 per cent to 71,929 compared with 59,213 in October 2012. The number of properties sold in England and Wales for over £1 million in October 2013 increased by 40 per cent to 913 from 651 in October 2012.
