In a quest to find out which areas are the most in demand for families looking to embrace city life, local estate agents Douglas & Gordon have ranked the most family friendly areas in London.

The resulting list was generated by taking several factors into account including average house prices, the numbers of green spaces and parks, and the number of primary schools within a twenty minute journey.

All areas on the list are within an average or low crime zone, meaning fewer than 200 petty crimes per 1000 residents a month.

Wandsworth is the only London borough with four specific areas - Southfields, Earlsfield, Putney and Battersea – making the Top Ten.

Battersea gets a special mention for its fourteen green spaces and sought-after primary schools such as Belville Primary School and Honeywell Infant and Junior Schools.

Putney, meanwhile, is described as ‘young and vibrant’ and ‘one of the most highly sought-after postcodes for families looking to settle in London’.

Wandsworth also made an appearance this week in the US property data analysis outfit Mansion Global’s latest report on the Inner London housing market.

“Though reports abound of a mass exodus from the urban core of some of the world’s largest metropolises, Londoners haven’t entirely ditched the city,” Mansion Global quotes.

According to Mansion Global, a postcode analysis of property transactions reveals inner London accounted for four of the top-10 busiest London neighbourhoods in terms of house sales since lockdown began last year, with Wandsworth’s SW18 area ranking in the top three, alongside Tower Hamlets and Croydon’s CR0 postcode.

“There’s no doubting that the unprecedented events of the last year have spurred many homebuyers to re-evaluate their property priorities, opting for larger homes on the outskirts of the capital and beyond,” the report continues.

“This trend has led to the false assumption that inner London has lost its desirability and that buyer demand has evaporated completely… in fact, parts of the inner London market have been performing very well since lockdown restrictions were imposed.”
