Wandsworth Property Prices Reach New Highs


SW18 home values have now doubled overlast decade

The latest official figures suggest that home values in the SW18 post code area have reached new all-time highs in the second half of 2013.

For the third quarter of the average price level of sales reported to the Land Registry was £626,402. This is up by 8.5% compared to the same period last year and 24.4% over five years. Over the last decade prices in the area have more than doubled.

The average is not being driven up by an unusual high number of top end homes being sold. So far this year only three sales rank in the top twenty for all time for the area and in the latest quarter the most expensive property sold was a detached house on Viewfield Road which became the nineteenth highest price sale ever in SW18. The six bedroom detached property is the former Vicarage to St. Michael's Church.



The September data from Land Registry's House Price Index shows that London remains the best performing property market in England and Wales. The average price of a home in the capital rose by 9.3% over the year to £393,462.

Jon Pishiri, RICS London residential spokesperson commented, “Increasing demand and continuing low supply are major determinants in London prices being pushed up. The Help to Buy initiative coupled with rising rental values are further encouraging people to purchase a house as opposed to renting. There is an obvious need to increase supply to the market in order to address this problem.”

Liam Donnelly, of Jacksons Estate Agents in Old York Road, agrees that low supply and high demand will continue to push prices upwards in 2014: "Given the continued shortage of property within the postcode I would anticipate prices continuing to rise. The level of buyers remains high even in what is historically a quieter time of year. It is expected that January will provide a new surge of buyers that should move the market upwards."

For the country as a whole prices rose by 3.4% which takes the average property value in England and Wales to £167,063. Repossession volumes decreased by 28 per cent in July 2013 to 1,187 compared with 1,645 in July 2012.

The number of properties sold in England and Wales for over £1 million in July 2013 increased by 34 per cent to 1,143 from 852 in July 2012.
